You Think You Know Summerlin?!

As a 27-year Las Vegas resident, 15 year Realtor, and lover of Summerlin, it’s important to me that my clients, friends, and family, know the truth about this gorgeous part of town! First off, where actually is Summerlin? It’s boundaries become quite enigmatic when Googling. Considering that Summerlin is neither a city nor a municipality and rather a large privately developed master-planned community, it does have specific borders that a well-informed home shopper should know. The exercise of defining the boundaries of Summerlin gets even more interesting when considering that (roughly) the northern half of the community is located within the incorporated City of Las Vegas, and (roughly) the southern half sits within unincorporated Clark County. Don’t let this factoid become bothersome, though; each of the 45,000 residential addresses within the entire master plan receive mail addressed to “Las Vegas, NV.”

Homes within the borders typically sit on pleasing meandering tree-lined streets, flanked by parks & open spaces. This “feel” is by thoughtful design, and gives Summerlin its signature “high quality of life.” In many opinions, this keeps home values strong. In areas along the perimeter, it just takes one look at a subdivision just outside the formal border of Summerlin, and one’s entire experience is different. Summerlin spans from Cheyenne Avenue as its northern border, to just north of Warm Springs Road as its southern border. The eastern boundary shifts between Rampart, Buffalo, and Hualapai, with a portion in the south heading east to Fort Apache. Visit for the official community map.

Summerlin is divided into 3 “master owners associations” and 22 “villages”. Each village has a unique theme and design aesthetic, and contains multiple subdivisions and a wide variety of residential properties. The 6 Summerlin villages that have actively selling subdivisions are The Cliffs, The Paseos, Reverence, The Ridges, Stonebridge, and The Summit. The Ridges and The Summit contain Summerlin’s highest median-priced homes; both offering buildable homesites, custom homes, and semi-custom attached and detached products.
